If selling a Meridian house is only one suburban Ada comparison

Some west Ada households compare a voluntary sale when a house payment is in trouble. Selling is not the same thing as stopping a foreclosure. It is not counseling. See the Creative Home Partners disclosure at the top of this page. Contacting us does not pause foreclosure.

Listing a suburban Ada house

A public listing can reach more buyers west of the capital. It usually takes time, showings, and selling costs. If a foreclosure process is already underway, a listing does not, by itself, cancel that process. Association rules, if the lot has them, do not replace a servicer payoff conversation. Ask the servicer what they require for a payoff or to withdraw a scheduled action. This company is not a brokerage and will not promise a sale price.

Talking with a principal buyer

A principal buyer may discuss taking the house as it sits. That can reduce repair and showing work. The number may sit below a successful prepared listing. A conversation does not pause a trustee sale. We do not promise cash, a closing date, “no fees,” or that we will buy the house.

There is no charge to talk. Talking does not obligate you to sell. Call the site number or request a call if you want that conversation.

Facts that remain either way

Someone with authority still has to sign. The servicer still has to be dealt with for a payoff figure if a loan will be paid. Occupancy, condition, other liens, and any association file still matter.

Idaho’s Property Condition Disclosure Act exemptions are a separate statute. This site will not tell you an exemption applies.

If a later written purchase agreement mentions assignment, that is not a promised benefit of talking with Creative Home Partners. Whether any assignment occurs depends on the agreement, the circumstances, and applicable law. Independent counsel can review a contract before you sign.

Keep official contacts in the same week as any buyer talk

Use the options overview, servicer page, and organizer. Find a counselor through CFPB. Confirm Ada County recordings at the Recorder. If you want a disclosed buyer conversation, request one. Do not send loan numbers, Social Security numbers, or full payoff statements through the web form.
